Our aim is to manage your project to ensure that it is completed within budget, on time and to the highest quality. This requires communication to be maintained between all parties from day one consistently to final completion.
Inception
- Liaison between Client and Designer to establish an understanding of the Clients aspirations for the project.
- On completion of the initial concept designs, we can prepare an initial cost estimate for the works.
Pretender
- Ongoing liaison with all parties including the Client, Architect, Engineers and Planners to ensure the design is produced to the satisfaction of the Client.
- Formulate a Precontract Health and Safety plan if required
- Produce an initial program of works with anticipated durations and completion dates
- Submit F10 notification to Health and Safety Executive if required
- Prepare the site for commencement
Precontract
- Formulate construction phase Health and Saftey plan
- Ongoing liaison with all parties including the client, architect, engineers and planners to ensure the detailed design is completed to allow the formation of tender enquiries
- Review construction cost budgets based on detailed design drawings
- Create a detailed schedule of works or Bill of Quantities for tendering purposes
- Obtain Subcontract and Material quotations to allow pricing of Bills of Quants
- Alternatively, obtain quotations from Main Building Contractors
- Compilation of all quotations with detailed analysis to allow an informed selection process
- Creation of formal appointments including the Form of Contract / Subcontract which would reflect payment milestones, agreed program periods, defects period, retentions, insurances and late completion penalties
- Formulation of a Construction Program
- Cashflow forecast
Contract
- Ensure welfare facilities are set up on site accordingly and prepare for commencement
- Maintain communication with all parties to ensure the contractor(s) is able to maintain progress, the Architect is providing all necessary information and generally ensure your project runs smoothly to budget and on time
- Attend site on a regular basis and submit weekly updated cost report and program together with any other issues to the client. This will also include progress photographs
- If required, we can attend site on a more frequent basis dependant on the procurement route. For instance, if we are utilising subcontractors directly, considerably more site attendance will be required to ensure the project continues to run smoothly
- Managing interim applications and invoices from Subcontractors / Contractors and make recommendations to the client accordingly
- Review and agree with variation accounts
- Draft and agree on a Final Account settlement with the contractor
- Manage the defects liability period and subsequent retention release to the contractor
- Liaise with Building Control and ensure inspections are carried out and signed off accordingly
- Maintain Health and Safety awareness throughout the project
Completion
- Carry out a snag and inspection of the completed project including an inspection with Building Control
- Carry out a detailed review of the site with the client for a final snag
- Carry out the handover of the completed project together with the handover of the Health and Safety file
- Final Account preperation, negotiation and conclusion
- Manage the defects liability period and subsequent retention release to the contractor
